Keep it Bright

Once fall is in full swing, the days get shorter and we run into the end of Daylight Savings Time so darkness comes earlier in the evening. Keep your rooms well-lit and keep the lights on especially for showing after 4:30pm. The windows glowing from the street make for a warm and inviting appearance from the outside as the weather gets cooler.

 

Light a Fire

If you have a fireplace, use it! This is the best time of year to show off that fireplace that so rarely gets used. Plus, the crackling sound and the warmth sets a very pleasant scene for potential buyers coming through.

 

Seasonal Scents

“A clean home should be all the smell you need,” is typically the rule – but in the fall months, you can set the scene by using the faintest aroma of cinnamon, apples, or pumpkin. It is best to use one candle to fragrance the entire home and make sure it is put out before anyone arrives so the scent has time to dissipate. The scent should be ever so faint and not at all overwhelming.

 

Cozy Accessories

This is the time to bring out your chenille blankets and soft throw pillows to create an inviting place to curl up by the crackling fire. The cozy accessories will encourage people to sit down and enjoy the space, while imagining their future holidays in the home.

 

Use Seasonal Décor Sparingly

It is easy to fall into the trap of buying pumpkin-theme decorations for your home during the fall but you should fight that urge. Instead use minimal accessories and try instead to use color to set the scene; a simple fall-colored wreath on the door in browns and oranges, a deep burgundy blanket draped over the sofa, some off white and burnt orange unscented candles on the mantle – the colors will tell the story without looking like a theme-party. A pumpkin at the entrance of the home can be impactful if it’s blemish free and in good shape.

 

 

When you have a showing, your home should always be the star. Too many accessories, strong smells, and any overarching theme can distract from your property rather than enhance it for a potential buyer. You never want people to leave your home and think of it as the “Halloween house.” You want buyers to remember it as the “house that felt like home.” That’s the house that people want to buy.
