First job: I guess it would be playing for the Arkansas State University 1st division tennis team in order to self finance tuition, dorm, food and books as an international student.
Greatest accomplishment: Being a mother to two wonderful children.
If I could travel anywhere, I’d go… Anywhere there’s peace and quiet and everybody’s happy.
If I could do anything, I’d… Give jobs to people in need.
Biggest pet peeve: Disrespectful people.
If I were to write an autobiography, the title would be… “Somebody Trying to Make a Difference”.
Favorite place to vacation: Peru because of its cultural richness (Macchu Picchu and so many other ruins and cultures to visit), food, entertainment, beach, skiing… so many great reasons to vacation there.
Last movie you watched in a theater: Mr. Popper’s Penguins.
Favorite quote: The Golden Rule: “Don’t do unto others what you don’t like others to do unto you”.
Favorite indulgence: Chocolate cake.
Something others don’t know about me: I played tennis competitively for my country and I love dancing merengue.
With your busy schedule, how do you make time for family? We eat breakfast and dinner together, and on the weekends, I try to go out with them.

What made you decide to go into real estate? When I became a new homeowner, I later realized that my home needed many repairs and upgrades that I wish I had been advised about prior to purchasing. After hearing similar stories from friends, I realized that I was not the only one. As a homeowner carrying the burden of poor representation, I decided to become a real estate advisor to help people make the right decision on a home and prevent this from happening to them.

Primary focus in real estate: First time home buyers, investors, and homeowners in distress who need to sell.
What is your most important role as an agent when handling distressed properties? Being sympathetic.
What trends do you see in the market? More cash buyers and in some areas the market is a seller’s market.
What is the best advice you can give your clients? For buyers: the right home will be waiting for them. For people in distress: don’t walk away.
Have you gained any business from using social networking? I’m currently on LinkedIn, Facebook, and Twitter. I got a client lead from Facebook by sending a message to a guy (not a friend) looking for a Realtor in Atlanta. He purchased his home with me and now we stay in touch through Facebook.
How do you find leads? From my website. I’ve done SEO (Search Engine Optimization) to make my website, giulianaenriquez.com, my website with BHGRE Metro Brokers and my blog on top of Google and other search engines for specific keywords. I’ve also made use of the free Google business listings to help me come up on top of Google for these keywords.
How many leads have you gotten off your websites this year? I guess this year more than 500, Unfortunately I haven’t been able to track them well since some people call me directly or some people send me a message through my website or blog or register to see homes from giulianaenriquez.com which used to be casasportodoatlanta.com (in Spanish, homes across Atlanta). Because of this, I’m working on creating a team.
Greatest business accomplishment: 2010 top producing agent.
Largest hurdle to overcome in today’s market: BPOs and appraisals done incorrectly.
How do you advertise/market your listings? With lots of pictures, virtual tours, flyers, and my own website.
My favorite thing about working for BHGRE Metro Brokers is… Access to Broker Support and it’s a big plus that the North Fulton office is one minute from home!
What impresses your clients the most about you? They say it’s my patience, care, honesty, and persistence.
Favorite marketing tool: The eCards from the Digital Marketing Center in the Greenhouse, Google tools, Facebook, and YouTube. I use them to keep in touch with clients and market my listings.
One of my strongest selling points on a listing presentation is… Maximum exposure on the internet and my ability to put my listings on top of the search engines. I market my listings on all the real estate websites out there, as well on all social networks, YouTube, and on my websites and blog. When I market them on my websites and blog, I put SEO keywords on the page to help them come up on top of the search engines based on their description and area.
How do you come up with new ideas to increase your business? I’m always reading blogs and websites about internet marketing, SEO, and social networking tips.
What differentiates you from other agents? Real estate is my passion and it shows. I can also speak Spanish!
Where do you get most of your client base? From my client’s referrals and from my website. People call me from finding one of my websites on the first page of Google or from my business listing on Google. I love when they call me because it makes me feel good to help them with some information or advice.
What has made you successful? Never giving up on finding the right home for my buyers nor giving up on getting the house sold for my sellers. I’m there for my clients even after closing and always keep in touch with them through Facebook, emails, attending their kid's birthday parties or visiting them at their new home.
