Metro Brokers/GMAC Real Estate Company Brokerage Policy

In any single transaction, Metro Brokers/GMAC Real Estate may exclusively represent an owner in the sale or lease of property, or may exclusively represent a buyer or tenant in the purchase or lease of property.  However, Georgia law requires that such agency relationships be in writing.

Metro Brokers may also practice as a disclosed dual agent in which it represents both parties in the same transaction.  Such a dual agent relationship may exist only after making full disclosure to all parties and obtaining written, informed consent from said parties.

Of course, it is dictated by the nature of real estate that Metro Brokers will represent many owners, buyers and tenants at any given time.  It is possible, therefore, that owners, buyers and tenants represented by Metro Brokers may be in competition with one another.

Metro Brokers cooperates with other licensed real estate brokers by offering to share its compensation.  When appropriate, Metro Brokers may offer or accept offers of subagency.

Metro Brokers, when acting as an agent for the buyer, will request that the owner direct the listing broker to share his compensation with Metro Brokers/GMAC Real Estate, and, if such is done, will not seek additional compensation from the purchaser.

Metro Brokers may provide assistance to an individual (owner, buyer or tenant) with whom Metro Brokers does not have a brokerage relationship by performing such ministerial acts as preparing and presenting offers; locating lenders, inspectors, attorneys, insurance agents, surveyors, schools, shopping facilities, places of worship; and all other like or similar services.  Under the law, performing such ministerial acts shall not be construed as creation of a brokerage relationship.
