Nolandwood Lake more than 60% sold after strong '06
Kensington Homebuilders has enjoyed a record-breaking year at their
Nolandwood Lake neighborhood off Ephesus Church Road in Douglasville.
As a result, the 76-home community priced from the $390s to $400s is now
more than 60% sold with only 28 homesites remaining.
Mike Coggin, president of Kensington Homebuilders and a two-time
past-president of the Douglas County Home Builders Association,
attributes the neighborhood’s success to his company’s commitment to
maintaining the quality and detail that homebuyers and real estate
agents have come to expect at Nolandwood Lake.
Every home in Nolandwood Lake has a unique exterior designed in the
French Country style. Richly appointed with brick, stone and hardiplank
siding, homes include rear decks, front porches and up to three car
garages with carriage style doors. In addition, homeowners can enjoy
their privacy with up to 4 acre homesites.
The community also offers an amenity package that suits the refined
tastes of its buyers. The main feature is a six acre lake, but there is
also one mile of walking trails and more than 15 acres of green space.
Coggin said another huge reason for Nolandwood Lake’s success is its
convenience to I-20. The community is just two miles from the Post Road
exit on I-20. Arbor Place Mall and most Douglasville restaurants are one
interstate exit to the east.
Schools are also a big draw at Nolandwood Lake. Winston Elementary,
Fairplay Middle and Alexander High School are considered to be among the
best in Douglas County.
However, the main draw is the homes, which are four or five bedrooms
depending upon the plan and include such luxury features as:
•Full daylight basements
•Great rooms with window walls
•Keeping rooms off the kitchen
•Master suites with sitting rooms
and his/her walk-in closets
•Grand staircases with wrought iron
balusters
•Wall niches
•Built-in bookshelves
•Hardwood floors in the foyers,
kitchens, dining rooms, keeping rooms and hallways
•Breakfast nooks with bay windows
and bead board
•Up to two fireplaces with gas
starters
•Ceramic tile in all baths
•Columns
•Kitchens with granite countertops,
tile backsplashes, stainless steel appliances, double ovens, custom
cabinets, islands, and wine and plate racks
•Kensington Homebuilders pays $2,500
in closing costs with preferred lender Metro Brokers Financial as an
added incentive.
